82 MSK, a freehold hotel in Marylebone, has been brought to the market with a guide price of £12.5m.

The hotel features 23 en-suite bedrooms arranged across six floors, including a lower ground space.

The property also contains a reception area, office space, and a breakfast room.

Operating on a room-only basis, the site sits within the City of Westminster.

Since the pandemic, the hotel has successfully operated on a room-only basis, delivering strong and consistent EBITDA margins.

A buyer could add more bedrooms inside the existing structure, subject to planning permission.

The building is an eight-minute walk from Marylebone station, which serves more than 11m passengers annually. Property agent Savills is acting on behalf of the private seller.

Josh O’Rourke, director of Savills hotel capital markets, said: “We are delighted to bring the 82 MSK Hotel to market, offering investors a rare opportunity to acquire a freehold hotel in the heart of Marylebone. The area continues to demonstrate robust and resilient trading fundamentals, underpinned by its prime location and diverse demand base, including corporate, leisure, and group segments.”
