Plans submitted to transform Falmouth HMO into a hotel

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. We discuss why 2026 may be seen as a pivotal year for boutique hotels, unpack the rise of global nomadism and how this is shaping demand and trends across hospitality, and how a strong team and clear, consistent messaging and offerings are key to securing investment.

Plans to change the use of a house in multiple occupation (HMO) into a hotel has been submitted to Cornwall Council.

CHP Consultants has submitted plans on behalf of Mr and Mrs Gardener for the property situated on 2 Park Crescent in Falmouth.

Previously the establishment was a care home for the elderly and was converted to residential lettings in 2005.

The main building includes 12 rooms, alongside two additional rooms situated within an outbuilding with access to cooking facilities. Most recently the building was used as an HMO for students.

The document said: “The proposal is to convert the existing HMO use to that of hotel C1. The existing layout of the building will not change and the retention of shared communal spaces will accommodate those using the premises.

“Within the building there will be 12 rooms as they are currently planned out. We proposed no internal alterations to the internal layout of these rooms. A number of the rooms have en-suite as per the existing plans, and any rooms without en-suite will share facilities.

“On ground floor there are two kitchens and one utility room together with 2 large communal rooms.”

The application will be considered by Cornwall Council on 12 February.
