Planning permission granted for boutique hotel in London’s Southwark

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. We discuss why 2026 may be seen as a pivotal year for boutique hotels, unpack the rise of global nomadism and how this is shaping demand and trends across hospitality, and how a strong team and clear, consistent messaging and offerings are key to securing investment.

Plans for a boutique hotel on London’s Borough High Street have been given the go-ahead by Southwark Council.

The seven-storey hotel, which will be designed by architecture firm Squire and Partners, will feature 50 guest rooms alongside a public cafe, roof terrace and reception at ground-floor level.

The main façade of five storeys has a bottom-middle-top arrangement inspired by the building next door. Squire and Partners said at ground level there will be a public café, “framed in glazed brick and animating the streetscape”.

The middle section has regular punched hole windows, while a cornice line and a half-brick recess defines the top storey. The two set-back top floors replicate the patterns and proportions of the main façade in aluminium.

In response to the local Conservation Area, and the industrial heritage of the neighbourhood, a glazed dark brick façade with punched holed windows has been proposed for the property.

The proposals will see the demolition of an existing two-storey property at 153-159 Borough High Street.
