Third acquisition of the year for Coaching Inns Group

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. We discuss why 2026 may be seen as a pivotal year for boutique hotels, unpack the rise of global nomadism and how this is shaping demand and trends across hospitality, and how a strong team and clear, consistent messaging and offerings are key to securing investment.

Independent coaching inns operator, Coaching Inns Group, has completed its third acquisition of the year after purchasing the Three Swans in Hungerford, Berkshire.

The acquisition, part of a £20m expansion programme, moves the group closer to its target of 15 sites before the end of the financial year. It currently has a portfolio of 12 properties across the UK.

The 26-bedroom hotel, positioned on Hungerford high street, retains many of its traditional features, including the original archway to the courtyard for coaches. The property also includes a bar, restaurant, courtyard and events facilities.

Kevin Charity, founder and CEO, said: “Since announcing our acquisition plan, we’ve purchased six properties across the UK and we aim to acquire another three by the end of our financial year.

“The Three Swans encompasses all the attributes we are looking for in future properties; busy market town locations and businesses that will draw in locals and visitors from further afield alike.”

The next six months will see “significant” investment in the Three Swans, including refurbishing the accommodation areas and developing the food and beverage offering and experience through the introduction of its ‘Eatery and Coffee House’ brand.

The investment will include a new outside area and a focus on trading food and beverages throughout the day.
