Mason & Fifth to open fourth London site in Belsize Park

A restored red brick manor will provide 56 boutique studios following a partnership with developer Frank Capital

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. We discuss why 2026 may be seen as a pivotal year for boutique hotels, unpack the rise of global nomadism and how this is shaping demand and trends across hospitality, and how a strong team and clear, consistent messaging and offerings are key to securing investment.

Hospitality brand Mason and Fifth has partnered with London developer Frank Capital to open its fourth site, a 56-studio guesthouse in Belsize Park.

The project involves the restoration of a red brick manor house. The property, originally designed as a guesthouse, is scheduled to open on 18 May 2026 following successful launches in Primrose Hill, Bermondsey and Westbourne Park.

Mason and Fifth Design Studio worked with interior designers Holloway Li, architecture firm New-works and contractor Arureum on the project. The building features timber flooring, solid wood furniture and kitchenettes constructed with limestone worktops sourced from rejected stone to reduce waste.

The property includes communal kitchens, guest lounges and a landscaped private garden. Its design prioritises mechanical fixings over adhesives to allow for future disassembly and reuse, following the brand’s focus on circular design principles.

Founded in 2020, the company expanded its portfolio in 2025 with its Westbourne Park site. The Belsize Park opening precedes planned expansion across London and other regions in the 21st Century.

Local makers and artists were commissioned for the interior styling to support the brand’s community-led operational model.

Founder of Mason and Fifth, Ben Prevezer, said: “Mason and Fifth, Belsize Park marks an exciting new chapter for us in one of our favourite areas in London. Each building we open is thoughtfully shaped by its neighbourhood, and we hope to be a welcome addition to this special London community.”

Mason and Fifth continues steady expansion across London

The planned opening of Mason and Fifth’s new 56-studio guesthouse in Belsize Park aligns with the brand’s growth trajectory characterised by a focus on local integration and sustainability. The forthcoming property represents the next chapter in a series of successful launches, starting with the Primrose Hill boutique guesthouse in 2024, which emphasised the company’s commitment to community-led operations.

By 2025, Mason and Fifth had reinforced its presence with an additional site in Westbourne Park, underscoring its strategy of establishing a distinct identity in London’s hospitality sector. The interior design philosophy of leveraging local artisans and sustainable materials marks a long-standing emphasis on circular design with future disassembly in mind.
