Adniston Manor in East Lothian for sale for £1.2m

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. We discuss why 2026 may be seen as a pivotal year for boutique hotels, unpack the rise of global nomadism and how this is shaping demand and trends across hospitality, and how a strong team and clear, consistent messaging and offerings are key to securing investment.

The Adniston Manor hotel in Macmerry, East Lothian, has been placed on the market for a considered price of £1.2m.

The sale of the manor includes the original detached, two-storey and attic property, a single storey cottage extension and 1.6 acres of gardens. According to property adviser Christie & Co the large site lends itself to “opportunities for further expansion” on the existing buildings or new developments.

Owned and operated by Alan and Audrey Russell for the last 14 years, they said: “Audrey is looking to retire and spend quality time with our five grandchildren but Alan will continue to run our very successful local restaurants, one of which was bought through Christie & Co some years ago.”

Stuart Drysdale, associate director at Christie & Co, who is handling the sale, added: “The owners have established a high quality guesthouse and this is a fine example of a lifestyle business, with a short drive time to Edinburgh city centre.”
