A boutique guest house in Salisbury has been brought to market with a guide price of £1.75m following an extensive refurbishment by its owners.

Cricket Field House, located on the A36 Wilton Road, is being sold as a freehold asset. The property dates in part from 1850 and was acquired by David and Claire Hughes in 2017.

The accommodation includes six apartments, a two-bedroom apartment, three twin en-suite bedrooms, five double en-suite rooms, and a double staff suite. Its public facilities consist of a glazed reception and a breakfast conservatory.

The site also features mature gardens, a double garage, and a gravel car park. The business currently generates a net annual turnover of approximately £400,000 and is operated under management.

The property is situated 1.5 miles from Salisbury Cathedral and 87 miles from London. It overlooks the local cricket pitch, which hosts Minor County League matches.

The 0.75-acre plot offers scope for expansion, subject to planning permission. Potential revenue growth identified by the agents includes hosting business meetings, private dining, and events.

Associate director in the Colliers hotels team, Ed Jefferson, who is handling the sale, said: “Cricket Field House is a rare opportunity to acquire a successful, well-established business in one of southern England’s most desirable cities.

“The current owners have done exceptional work in elevating the quality of the offering, and with the land and development potential on site, there is a compelling case for further growth. We expect strong interest from both operators and investors.”

David and Claire Hughes added: “When we bought Cricket Field House in 2017, our goal was to create spacious, beautifully appointed suites rather than simply maximise the number of bedrooms.

“We’ve invested heavily in upgrading the interiors and modernising the facilities. We’re proud of what we’ve achieved, and we’re confident that the right buyer will be able to take the business to the next level.”
