Norwich holiday park brought to market for £850k

Alongside a spacious four-bedroom timber clad residential property, there are two holiday lodges, 10 caravan pitches, and three fishing lakes

Grasslands, a family-owned holiday park set within almost 10 acres of surrounding countryside, has been brought to market for a guide price of £850k. 

The holiday park is located in Gayton Road, East Winch, near King’s Lynn, and is listed with the rural agency team at Savills in Norwich.

At the heart of Grasslands – to the south of the largest lake – is a timber clad family home, which has a spacious kitchen, family room, lounge, study, utility room, entrance hall, a galleried landing, as well as a family bathroom and four bedrooms, which includes two ensuite and one with its own balcony. 

In addition to the main house, there are two timber clad, two-bedroom holiday lodges overlooking the second largest lake. One of these lodges has already been sold – paying a current ground rent of £2,750 a year – while the other will be sold with the rest of the holiday park with vacant possession. Planning permission is also in place for a further eight holiday lodges.

Grasslands also includes 10 caravan pitches and three high quality lakes – Mallard Lake, Heron Pool and Kingfisher Pond that offer fishing opportunities along with additional amenity benefits.
