The plans also outline a 185-plot housing development to cross-fund the site’s tourist offerings

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. The Angus Land Company Ltd (ALC) in Scotland has made a Proposal of Application Notice (PAN) to Angus Council for a £480m mixed-use hotel and resort development at Shank of Omachie, a rural locality situated to the north and east of the village of Wellbank.

Spanning around 310 acres, plans for the ‘Brae of Angus’ project include a Hyatt-operated hotel along with IMG-managed golf facilities, gym, spa and events amenities.

Following its recent purchase of the land, ALC intends to construct a five-star Hyatt-branded hotel containing 450 rooms, four-bed luxury lodges, townhouse suites, corporate fractional-ownership lodges and on-site staff residences.

When it comes to golf, the firm said it will preserve the existing 18-hole championship course designed by Scottish designer Graham Webster, while adding a golf club with restaurant and bar facilities and training academy with driving ranges and simulation programmes.

The company’s blueprint additionally details a country club with a gym, padel courts and swimming pools, along with a spa with multiple treatment centres targeting longevity practices and wellness.

In terms of event spaces, ALC said the property will offer dedicated events areas that can accommodate ‘field-to-table’ food and drink weekends, music events and product launches.

The draft also outlines a large housing element, with prospective residents able to choose from 185 building plots suited for diverse architectural styles and home types.

ALC said the residential arm is intrinsic to Brae of Angus’ success, as it hopes to use proceeds from its sales to cross-fund its tourist-oriented components.

Regarding employment and career opportunities, the company also laid out provisions for a tourism industry training facility offering apprenticeships and onsite training schemes for both the local and wider Scottish tourist industry.

Following the pre-application consultation process, including two public meetings at Wellbank Village Hall on 27 April and 3 June, ALC will submit a formal planning application to break ground on the site.

Mocca Capital, the property’s owner, is partnered with Castle Properties, an international developer that has worked on several other mixed-use projects.

A spokesperson for ALC said: “Located near the world-leading golf destination of Carnoustie, Brae of Angus brings together major global brand operators with a commitment to deliver a truly unique and sustainable resort integral to Angus’s golf destination eco-system. Our desire is to deliver a world-class destination and hospitality experience.

“The development represents one of the most significant hospitality investments in Scotland in recent years, with a projected investment of approximately £480m while delivering considerable local employment opportunities in both its construction and operations on completion.”

He added: “Brae of Angus includes a five-star luxury Hyatt hotel, the first in Angus, and will make a significant contribution to the local economy with the committed level of investment and job creation, providing a significant vote of confidence in the region. By further supporting local businesses, broader economic growth and development will be unlocked for the region.”
