Plans for redevelopment of Watford Junction site to include new hotel

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. We discuss why 2026 may be seen as a pivotal year for boutique hotels, unpack the rise of global nomadism and how this is shaping demand and trends across hospitality, and how a strong team and clear, consistent messaging and offerings are key to securing investment.

Plans have been submitted to redevelop the site of Cassiobury House on Station Road, Watford. The proposals include replacement and additional office space, along with a new hotel.

The plans, which were submitted by Tellon Capital, include a 168-bed hotel and ancillary restaurant alongside two new buildings, including an office building with almost 43,000sqft of new, high quality office space.

Cassiobury House was constructed in the 1970s and is located close-by to local shops and services. It is also situated less than 200m from Watford Junction railway station.

The company said the current building and facilities are coming to the “end of their lifespan” and in order to attract new commercial occupiers to the locale, the site requires “significant investment and refurbishment”.

James Burchell, partner at Tellon Capital, said: “Our proposals would see tired and outdated office accommodation replaced with new, high quality space of the type needed to attract new tenants to the area.

“There is an identified need for additional employment space in Watford, and it makes sense to deliver this on a site already allocated for employment use within the draft local plan.”

He added: “There is also a significant demand for hotel rooms in Watford, which our proposals would help to meet, whilst at the same time delivering new jobs and a boost to the local economy.”
