Highland hotel brought to market for £1.2m

The 14-bedroom Invergarry is ‘renowned’ for its character and historical feel

A multi-award winning, four-star hotel and brasserie in Invergarry has been brought to market for £1,195,000.

The Invergarry Hotel is set in the heart of the Scottish Highlands, between Fort William, Inverness and Skye. It is also situated between two principal highland road routes, the main A82 Fort William to Inverness, known as the ‘Great Glen Road’, and the A87, also known as the ‘Road to the Isles’.

Built around 1885, the site is reportedly “renowned” for its character and a historical feel. It presently operates as a “well-appointed” 14-bedroom hotel and q bistro and bar, offering brasserie style food with leafy green and mountain views. The bar and brasserie seats 66 covers, while the breakfast room sits 22 covers and an additional two lounges can also be used for private dining. 

The current private owners acquired the hotel in 2006 and have invested their time into improving the hotel and building its reputation. The establishment has achieved a four-star accreditation and has won awards such as the Recognition of Excellence Award 2020 in Hotels Combined, Scotland’s Leading Historic Hotel 2019 in Lux Global Luxury Hotel Awards and Mountain View Hotel of the Year UK 2019 in the Travel and Hospitality Awards.

The site is said to benefit from the leisure trade, both in passing and destination, as well as business travellers. The Invergarry’ location brings in many tourists to the area thanks to its use as a base to explore the Nevis Range and its proximity to Loch Ness. 

Robert Smithson, associate director in Colliers’ Hotels Agency team, who is handling the sale, said: “The hotel is a fully developed and established business commanding a good tariff, has a high level of occupancy, particularly in the summer months and now generates substantial profit levels. 

“There is valuable planning consent for an additional 12-bedroom annex in the grounds, and available subject to separate negotiation, an opportunity to buy further residential properties and a further development plot. This is a fantastic opportunity, giving investors a chance to purchase a highly successful business with significant prospects to grow the business and trade.”
