Rose in Vale Country House Hotel in Cornwall has been brought to market at a guide price of £2.25m.
The historic Grade II listed building features 22-bedrooms and is set within 10 acres of landscaped gardens and grounds. It is said to represent a “great opportunity” to acquire a 4-star hotel in a leading holiday destination.
Situated within a few miles of the north Cornwall coastline, and only ten miles from seaside hotspot Newquay, the family-owned hotel has been welcoming guests for over 100 years.
Originally a 17th Century Cornish Longhouse that consisted of two cottages, the building has been sympathetically converted and extended over the years to create a “stylish countryside retreat”.
The property also benefits from planning permission to extend, which could provide an opportunity for prospective owners to generate further revenue streams by creating a wedding venue or luxury spa hotel business.
Matthew Smith, partner in the Knight Frank Hotels team, who is handling the sale, said: “Having acted on the purchase of the hotel by the current owners in 2016, I am delighted to now be acting on their behalf to source a suitable buyer. This is a historic family-owned hotel that currently operates exclusively for adults and residents only, which is located on the doorstep of the Cornish UNESCO World Heritage Site of St Agnes and the South West coastal path.
“Given the strength of the domestic market, particularly in Cornwall and the South West, The Rose in Vale Country House Hotel will no doubt appeal to a multitude of buyers seeking to invest in an established business in the region and provides further value-adding potential though existing planning permissions and the opportunity for significant business expansion on-site.”
