Gifford House in Edinburgh has been put up for sale for the first time in 34 years for offers of around £1.2m.
Gifford House is a guest house, awarded four-star Gold Guest House from Scottish
Tourist Board, and has seven letting bedrooms, all ensuite, and a breakfast room.
It also includes owner’s accommodation with a living room, two bedrooms, two bathrooms and has a private rear garden.
It is being sold by David and Margaret Dow who have owned and successfully run the business for over 34 years.
Alistair Letham, hotel and leisure consultant at Graham and Sibbald who are running the sale, said: “The availability of Gifford House is a fantastic opportunity to purchase a quality small guest house business in a prominent position and close to the city centre location. The business has provided the sellers an ideal home and profitable, ‘life-style’, business.
“As retirement approached the hotel has purposely traded at below the VAT threshold level; but there is undoubted scope and potential to expand and grow the business trading on a full 12-month annual period and full occupancy, for which there is a demand.”
