The business tenancy of Belmount Hall, a Grade II-listed Georgian house which had been converted into a luxury B&B, wedding, and events venue, in Outgate, Ambleside, has been sold by Colliers’ hotels team.
Belmount Hall is located in the Lake District on the main tourist route between Hawkshead, where William Wordsworth attended the Grammar School and the honeypot town of Ambleside.
With views of Esthwaite Water, Coniston Old Man, the hotel has six letting bedrooms and two owner’s bedrooms, as well as 3.5 acres of mature gardens including a walled garden and two commercial kitchens.
Built in 1776, the Belmount estate was acquired by children’s author, Beatrix Potter. On her death in 1943, Belmount Hall was included in Beatrix Potter’s substantial bequest to the National Trust, who remain the property owner.
Previous tenants, Chris and Gillian Addison, have been credited for spending hundreds of thousands of pounds renovating the property and its gardens and grounds.
As part of the renovations, the Addisons created the West Barn Rooms, a set of function rooms suitable for weddings, events, art and yoga courses, and corporate functions.
Haydn Spedding, consultant at Colliers’ hotels agency team, said: “Given the Beatrix Potter link, and the wonderful setting and location of this property, we received plenty of interest when marketing the asset, which is a testament to its unique appeal and potential.
“Furthermore, the area benefits from an active local business community which supports Belmount Hall to bring trade into the area so we anticipate the new owners will see this business thrive.”
