The Broadway Country House Hotel in Carmarthen has been put on the market for a freehold price of £1.3m.
The hotel offers 10 recently refurbished en-suite rooms inside the main building along with a two-bedroom apartment which could be used as owners/managers accommodation.
The public areas are vast, offering various function and dining rooms, along with an orangery and a permanent outdoor marquee.
Externally the grounds are mostly laid to lawn with ample space for outdoor dining and drinking, and there is ample parking for a number of vehicles in the flat, gravelled car park.
Furthermore, this property boasts ten bespoke ‘pods’ that have been a popular addition over the past six years and generate repeat business year-on-year.
For the year ending December 2023, the business generated a turnover of circa £480,000.
Further planning permission has been obtained for the addition of two treehouse accommodations in the grounds.
The hotel benefits from a biomass boiler heating system making the hotel energy efficient and driving the outgoing energy costs down. They also offer a RHI incentive which is current until 2035.
