The former Grange and Links Hotel on the Lincolnshire coast has been put on the market for £1.5m.
The hotel, which closed its doors in September 2018 after being open for over 100 years, is located just 300m from the beach in the village of Sandilands.
East Lindsey District Council has approved planning permission for a new owner to retain the existing hotel building and develop 22 holiday apartments, a swimming pool and retail on the rear land.
Alternatively, the purchaser also has the option to demolish the former hotel building, which has detailed planning permission for a fully sustainable development consisting of 13 houses, a destination 20-bedroom colonial style spa hotel with indoor pool, jacuzzi, gym, exercise room, sauna and steam room, alongside 21 holiday apartments and retail.
Paul Barrasford, Hotels Agency at Colliers International, who is handling the sale, said: “The closure of the previous hotel was a disappointment to many who visit and live in the area.
“It is felt that either of the new schemes would be very popular with local and visiting clientele. In particular, the much-improved product offering would make it a destination hotel in its own right, as well as the perfect base from which to explore the stunning coastline and beyond.”
He added: “It is expected the residential properties would also receive strong buyer demand, from both those seeking a primary residence or investment property.
“This part of Lincolnshire remains the domestic destination of choice for many with a connection or affinity to its coast, especially those from the neighbouring counties of Leicestershire, Nottinghamshire, Derbyshire and Yorkshire, and those discovering it for the first time.”
