Bristol’s £24m harbour development proposes boutique hotel

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. We discuss why 2026 may be seen as a pivotal year for boutique hotels, unpack the rise of global nomadism and how this is shaping demand and trends across hospitality, and how a strong team and clear, consistent messaging and offerings are key to securing investment.

A boutique hotel has been proposed as part of a £24m development to regenerate Bristol’s harbour and attract more tourists.

The concept to create a “major tourist attraction”, which has been put forward to Bristol City Council by Manor Property Group, includes a 125-bedroom luxury hotel, a “Bristol Eye” big wheel, a floating restaurant, a covered area for market stalls and events and space for restaurant and cafes.

The site is owned by Bristol City Council and has been earmarked for leisure use with the development of a “statement building”.

Plans for the project are already underway with CODA Architects in Bristol working on designs, and discussions having already started with Hotel Indigo – an Intercontinental Group Hotel (IHG) brand – to launch a new hotel managed by Interstate.

Mark Bailey, development director at Manor Property Group, said: “We’ve been working on this scheme for around 18 months, having assembled an excellent team to deliver each element of this exciting offer. It would provide a new focus in the heart of Bristol bringing jobs, investment and extend the city’s leisure use.

“We would be looking to work with local restaurateurs to occupy those elements of the scheme and have already had some preliminary talks with the city council.”

Architect Ronnie Rennoldson, founding director of CODA Architects, which has posted a video outlining the plans, said he was “especially pleased” with the design of the hotel which appears to be “floating” in mid-air.

“The ground floor would have a small reception area for the hotel widening out to a glass open space. In effect the hotel is on stilts floating above the public area,” he said.
