Aberdeen’s Atholl Hotel brought to market for offers over £3.5m

The Atholl features 34 ensuite rooms to accommodate up to 62 guests and ‘consistently outperforms’ average occupancy rates across Scotland

The Atholl Hotel on Kings Gate in Aberdeen has been brought to the market for the first time in 35 years, and is expected to sell in the region of £3.5m.

Its sale follows the retirement of The Atholl business partner Gordon Sinclair. 

The Atholl, which has a category B listing, features 34 ensuite rooms to accommodate up to 62 guests and “consistently outperforms” average occupancy rates across Scotland. The current occupancy rate is 90%, which is above the average rate in April across the country of 70%, according to the RMS Hotel Tracker.

The hotel also features a “hugely popular” restaurant which seats 60, a bar with a capacity for 45 and a lounge seating 24 giving space for 129 guests collectively. The large car park takes up to 64 vehicles.

Originally a baronial style private residence built in 1880 for a local businessman, the hotel façade is complete with turrets, stepped gables, oriel and ogee windows. 

The visitor mix at the hotel includes leisure and business from the UK and overseas, and due to its proximity to Aberdeen Royal Infirmary (ARI), many patients, family visitors and medical professions. 

The Atholl Hotel is being marketed by Bruce and Co.
