Best Western Ipswich Hotel hits market for £4m

As well as 76-bedrooms, the hotel building contains leisure facilities including a gym, swimming pool, resistance swimming facility, sauna and steam room

The closed Best Western Ipswich Hotel has been brought to market for £4m.The 5.4-acre freehold site includes a 76-bedroom hotel with bar, restaurant and spa, and the rear grounds of the hotel has planning consent for the development of nine residential properties of two to five bedroom detached houses.

As well as 76-bedrooms, the hotel building contains leisure facilities including a gym, swimming pool, resistance swimming facility, sauna and steam room. In addition, there are seven rooms dedicated to conference and events spaces which can host between 20 and 120 covers.

The site is located just under five miles from Ipswich town centre and near the interchange of the A12 and A14, with easy access to Felixstowe, Colchester and the M25. The closest station is Ipswich which has a direct line into London Liverpool Street station within one hour and five minutes.

Josh Sullivan from Colliers’ Hotels team, who is marketing the site, said: “Previously the Best Western Ipswich Hotel successfully served a mix of mid-week corporate trade, alongside weekend leisure guests, utilising the spa and event spaces. During this sales process the owner intends to reopen the hotel on a limited service basis due to the demand for rooms in and around Ipswich.

“The site already has planning consent in place for nine new residential houses, and it’s felt that further development could be achieved, subject to relevant consents. As such we expect to receive strong levels of interest for this opportunity.”
