Two Cambridge hotels brought to market

The hotels are said to be ‘well located’ to take advantage of The South Cambridge Business and Technology Cluster

The Holiday Inn Express, Cambridge Duxford and The Red Lion Hotel at Whittlesford Bridge have both been brought to market with Knight Frank appointed as the sole selling agent.

The freehold hotels are to be sold as a pair or the Red Lion can be purchased separately.

The Holiday Inn Express Cambridge Duxford is located eight miles from Cambridge City Centre, amid Cambridge’s science and biotech parks. It features 73 en-suite bedrooms, 91 car park spaces, a restaurant and bar. 

The hotel is subject to a franchise agreement to IGH and a management agreement to Interstate which can reportedly be terminated on sale. 

Meanwhile, the Red Lion Hotel is a 13th Century site and former coaching inn, which has been recently refurbished. It is located next to the Holiday Inn Express, is Grade II listed and features 18 en-suite bedrooms

It also features a modern glass atrium with seating for up to 200 delegates as well as a private dining room, making it a “popular” meeting and wedding venue.

The hotels are said to be “well located” to take advantage of The South Cambridge Business and Technology Cluster, where business occupiers include AXA, Sanofi, International Flavours and Fragrances, The Welding Institute (TWI), IBM, Imperial Innovations, Scienta, TTP, PA Consulting, Ziconix, Tone Jet, Aegate, Instem and Strainstall UK Ltd.

Henry Jackson, head of Hotel Agency in the Hotels team at Knight Frank, said: “The hotels are situated in the heart of Cambridge’s expanding life science and bio tech parks and it is rare for prime Cambridge hotel opportunities to come to the open market. Indeed, it is the first time the Red Lion Hotel has been on the market in 41 years.

“The combined offering of an established branded hotel and a popular former coaching inn provides an incoming investor with a variety of revenue streams and guest options. There is also an interesting value add play with the possibility of either additional hotel bedrooms, or potential for a retail and a residential development subject to the necessary consents.”
