The North Yorkshire Raithwaite Sandsend Hotel has been brought to the market for an asking price of £12m.
It is reported that the 19-Century hotel property comes with 73 bedrooms, with additional potential to increase its room count to 87 for the prospective buyer.
In addition, the hotel’s estate also comes with planning permission to build an additional 71 cottages, 82 apartments and 37 lodges, as well as approved permissions for a 30-bedroom extension, three coastal villas, five woodland lodges, and a village square.
The hotel also has a spa and a newly-opened restaurant, the Crab Shack, which reportedly sources 80% of its produce from a 30-mile radius.
The previous owners reported revenues of £4.6m, as well as received the ‘Most Sustainable Hotel’ award at the 2021 Hotel Cateys for its carbon-neutral operations and fully organic kitchen garden.
Henry Jackson, partner in the Knight Frank hotels team, said: “Raithwaite Sandsend is a stunning hotel located in a perfect location for visitors, ideally situated between the beautiful North Yorkshire Moors and the wonderful beaches of the county.
“The approved planning permissions are incredibly exciting with investors offering the potential to add a huge amount of additional accommodation as well as the prospect of creating a locally-focusses village retail scheme within the estate.”
He added: “Operating successfully as a highly profitable, carbon neutral business, the opportunity to build from a solid and sustainable base is likely to be an inviting prospect for interested buyers.”
