The Gables Guest House hotel and restaurant in the Lake District has been put up for sale for an asking price of £1,395,000.

The property features 14 en suite letting rooms which have all been recently refurbished as well as a large dining and breakfast area.

Sheila’s Cottage Restaurant is a thriving local business, which occupies a charming slate building, with space for up to 70 customers.

Above the restaurant, there is also a two-bedroom apartment which may be used as owners accommodation.

The current owners, Mark and Sharyn Rush, are now selling due to retirement.

Mark and Sharyn said: “We were borrowing a friend’s apartment, having sold our own place, when we went to look at The Gables and fell in love. It’s in one of the best positions in the village, with great family accommodation – what more could you want? We have really enjoyed running our businesses in Ambleside for the last 25 years but feel that now, as retirement age is approaching, we need to move on to pastures new.”

Joel Osbourne, hotel broker at Christie and Co, who is handling the sales, added: “This is an excellent and rare opportunity to obtain two fantastic businesses in the heart of Ambleside. If someone asked you to name a guest house in Ambleside, The Gables is likely to be close if not top of the list. It sits in a great position in the village, overlooking the park, and with full views from most of the rooms.

“Alongside this, Sheila’s Cottage has been established as a popular tearoom and restaurant. The venue is tucked away down a quiet lane but it is widely known for its great homemade food and friendly service.”
