Perthshire’s The Royal Hotel freehold hits market for £1.1m

In this episode we speak to brothers Alex and Adrien Grosjean, young entrepreneurs who have recently acquired The Residence Inn by Marriott Manchester Piccadilly. We discussed the reasons why Manchester’s visitor market is booming, and their decision to invest in this area, why they see extended-stay accommodation as a major opportunity in what is one of the UK's fastest-growing cities, how they plan to enhance their portfolio of hotels, and their advice for the next generation of hospitality disruptors.

The Royal Hotel and The Melville Bar in Comrie, Perthshire, has had its freehold brought to market for the first time in 50 years for an asking price of £1.1m.

The venue is situated on the A85 between Perthshire and Strathearn, within a very popular tourist hotspot, making it an “ideal” base for guests looking to golf, fish and explore the Perthshire countryside.

The Royal Hotel was originally given its name by Queen Victoria and was restored in 1996, with further extensions subsequently added throughout the years.

As a result, the property now features 11 individually decorated ensuite bedrooms, a lounge bar library room and the modern Melville Bar and Bistro.

The Gibbons family, who have owned the hotel since the 1970s, have invested significantly into the business over the years.

The family’s decision to sell the property comes as they wish to concentrate on their other businesses within the pub sector.

Gary Witham, director at Christie and Co, said: “This is an excellent opportunity to acquire a successful business in a highly desired tourist location.

“The Gibbons family have worked tirelessly over the years, to rebuild and reposition the property as a pre-eminent leisure venue in Comrie and Strathearn district, creating a great platform for a new owner to build on the established business, and maximise its potential.”
