Fairfield House, a five star Visit England-rated self-catering country house, has been brought to market off a guide price of £1.3m.The period property is situated in the Weardale town of Stanhope, County Durham, surrounded by the North Pennines National Landscape.

It comprises 12 “well-presented and spacious” bedrooms sleeping up to 24 guests across the main house, an adjacent annex and a further self-contained building.

The accommodation also includes a large lounge, dining room and breakfast kitchen, with  entertainment facilities for guests including a cinema room, games room, tennis court, hot tub, sports lawn, and deck with barbecue and dining table, perfect for alfresco meals. 

It currently operates for private hire use and hosts parties, wedding and birthday celebrations, business meetings, team building events, holidays and staycations.

The grounds are secluded and private, surrounded by countryside but also a short walk to the town centre, offering easy access to cafes and shops. 

The venue is owned and operated by Daniel Bahmanizad who lives in Durham. 

Bahmanizad said: “This is a great business which generates good profits with very little hands-on input thanks to our local team who handle changeover and ensure the highest of standards are maintained. 

“Personal circumstances have led to the sale, otherwise I wouldn’t be considering selling Fairfield House, but I hope the new owner derives as much pleasure and income out of owning and operating the business as I have.”

Christie and Co director Mark Worley, who is handling the sale, added: “This is a brilliant business and a wonderful building which offers a very good return on investment

“A buyer would reap the rewards of the hard work and capital investment made by Daniel and this is reflected in the excellent reviews and ratings across Facebook, Sykes and other booking websites. A viewing is a must to fully appreciate the size and quality of accommodation.”
