The White Rock Hotel, a 51-bedroom seafront hotel in Hastings, has hit the market with a guide price of £3.5m.
Originally a parade of Victorian houses, the property was given its “distinctive” art deco facade in the 1930s and now spans multiple floors. The property features narrow corridors, multiple staircases, and characterful period details, complemented by a well-maintained and regularly updated interior.
The hotel features 51 well-appointed en-suite bedrooms, over half of which have sea views. The property also comes with a 16-space private car park, a “rare and valuable” asset for a seafront property in Hastings.
Public spaces include the Terrace cafe-bar, with seating for 80 covers inside and a further 80 on the sun terrace overlooking the sea. Additional facilities include the Seafront Room, an elegant function space that hosts meetings and receptions, and two further function rooms on the lower ground floor, one of which houses a fully operational bar with a 200-person capacity.
The hotel also features a boardroom, a residents’ lounge, and a secondary kitchen space, providing potential for further development or additional dining options.
Located directly opposite Hastings Pier, the hotel is just a short walk from both Hastings and St Leonards train stations. The town itself hosts major events such as Fat Tuesday, Jack in the Green, and the Hastings Bonfire celebrations.
The current owners Laurence and Catherine Bell said: “We have had many adventures in our 20 years at The White Rock Hotel and have welcomed visitors from all over this country and around the world to stay with us, as well as all our loyal, local customers who enjoy our café and bars, many of whom have become friends.
“Buying the hotel was the best business decision we’ve ever made, but we think it’s getting time for us to move on and let a new owner build on the success we’ve had.”
