Edenhall Country House Hotel in Eden Valley near Penrith, Cumbria, has hit the market at an asking price of £1,295,000 freehold.
The hotel comprises 25 ensuite guest bedrooms as well as a bar, restaurant, function room and conservatory.
In addition to a two-bedroom owners’ apartment, there is also a three-bedroom duplex apartment which sleeps up to seven people and can be let as self-contained, self-catering accommodation to generate additional income.
The hotel attracts visitors of the North Pennines Area of Outstanding Natural Beauty and the neighbouring Lake District National Park. The hotel is also a local venue for weddings, functions and events.
Edenhall Country House Hotel is being sold by Paula and Wayne Williams, who have owned and operated the hotel since 2008.
Paula said: “When we bought Edenhall, we were new to the hotel business and wanted a successful, thriving business at the heart of the village community. We worked hard to create a business where everyone feels welcome, guests return regularly, locals support us, and in turn we have a great reputation and a thriving business.
“Having made this our home for the last seventeen years, the time has come for us to retire and step away from the business, but we will be sad to leave. We have been privileged to have met wonderful guests over the years, and we do hope that the new owners will enjoy their time here as much as we have.”
Christie and Co agent Graham Wilkinson added: “I was so impressed when I met Paula and Wayne. This is a great business that meets the needs of so many guests, from leisure visitors to business stays, weddings and functions, and one that is very much part of local life in the area.
“Businesses that offer a range of income streams, a great location and a strong reputation are always much sought after and as such we anticipate a good level of interest.”
