The Cardiff Hotel, located on Paddington’s Norfolk Square, has been brought to market for offers in the region of £17.5m for the freehold.
The Grade II-listed property has 63 bedrooms and is made up of three adjoining period buildings.
It is also situated just a two minutes’ walk from the London Paddington station, which accommodated more than 59 million journeys in 2023/24. The station’s footfall has increased considerably since the opening of the Elizabeth Line.
While the hotel is not currently trading, it is in good condition, fully fitted and equipped, and only requires “a few tweaks to reopen the doors”.
The property also benefits from a spacious reception lounge and good-sized restaurant with natural light.
Colin Hall, the director at Colliers who is dealing with the sale, said: “The Cardiff is one of the closest hotels to Paddington station, located on one of London’s beautiful garden squares and is ideally placed for both commercial and leisure guests.
“This could be a great opportunity for branding as in this location both occupancy and room rate have the potential to be very strong. The property also represents scope for an international hotelier to plant their flag in one of central London’s busiest hotel neighbourhoods.”
