Adagio and Novotel sign UK’s first co-owned property

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. We discuss why 2026 may be seen as a pivotal year for boutique hotels, unpack the rise of global nomadism and how this is shaping demand and trends across hospitality, and how a strong team and clear, consistent messaging and offerings are key to securing investment.

Hotel groups Adagio and Novotel have acquired a new property in Leicester, making it the first combination signing in the UK.

Accorhotels, Adagio’s parent company, confirmed the signing of the 250-room property. It has been signed under a franchise agreement with Charles Street Buildings Group, and will be operated by Interstate.

Of the 250 rooms, 100 will be under the control of Adagio and 150 will be under the Novotel portfolio. Adagio’s rooms will include 70 studios and 30 one-bedroom apartments.

Adagio Aparthotels has multiple properties across Europe and the Leicester signing will be its fourth UK hotel.

The new Adagio Leicester Waterfront will be a four-star Adagio property, opening mid-2019. It is a new build site, and the project is located between the river and the city centre, near Highcross shopping centre.

Thomas Dubaere, managing director of AccorHotels, said: “The Novotel network in the UK is showing strong growth, with the signing in Leicester complementing recent announcements in Canary Wharf, Heathrow and Stansted.

“We are seeking further growth and our development team is actively seeking new opportunities to add to our portfolio across our brands, particularly in the economy and midscale segments.”

He added: “The blend of Novotel and Adagio offers guests in Leicester a choice without compromising on quality; a hotel experience in Novotel or the comforts of an apartment style room in Adagio.”
