Lucasland and Denmark House in North Yorkshire brought to market

Lucasland and Denmark House, a collection of two holiday homes on the North Yorkshire coast, have recently been brought to market for an undisclosed amount. 

It is reported that the two exclusive-hire properties date back to the 18th-Century and have been owned and managed by North Yorkshire Coast Holidays (NYCH) for the past 10 years. 

The North Yorkshire coast is said to receive an average of 1.4 million tourists annually.

The properties are reportedly split over three former barns, which have been sympathetically restored and renovated into three self-contained cottages. Lucasland is said to provide accommodation for up to 18 guests, while each cottage offers three double bedrooms with ensuites and a large open plan living and kitchen area. 

In addition, the complex also features a private pub with a pool table and multiple screens for the exclusive use of guests, which is said to be popular with groups of friends or families. The cottages and pub are also surrounded by the private horseshoe courtyard, in which there is garden area, brick-built BBQ, and a deluxe ten-seat hot tub.

Lucasland reportedly turned over £585k between 2017 and 2022 and is looking to maintain this rate of average income this calendar year. Denmark House has turned over an additional £160k in the same period.

Denmark House is a Grade II-listed property that offers “superior” holiday accommodation for up to eight people. The property has also been restored to a high standard and showcases many original features, including beamed ceilings, cast-iron fireplaces, and a Victorian roll-top bath. The property also features a large garden with an eight-seat hot tub, enclosed by a 30ft original stone wall.

Kevin Wardell, the current owner, said: “Our family-run business has been established for over 10 years and we have established a loyal client base, with around 80% of our guests returning each year. Our five-star accommodation has fantastic reviews and Lucasland is known for being a very unique vacation spot, with its chalk barn conversions, hot tub and private pub, where guests can pull their own pints. 

“Our adjoining property, Denmark House is a 1780-listed building located in the village square, with its hot tub nestled in a private walled garden. As the sands of time run on, it is with great sadness that we look to release two of our flagship family assets, which still have a tremendous opportunity for growth but we look forward to finding a new owner to take them forward.”
