Virgin Limited Edition will open a new hotel near Marrakech in 2027 following a long-term agreement with luxury real estate developer Sazanes Immobilier.

News comes as construction is underway on the 37-suite property, located 25 minutes from central Marrakech. The development sits within a 10-hectare agricultural estate and marks the brand’s second Moroccan location alongside Kasbah Tamadot.

The estate includes an organic farm with citrus orchards and olive groves. Plans for the site feature three restaurants, a speakeasy bar, a 40-metre swimming pool, and a traditional hammam.

Designers will use local stone and wood to reflect regional heritage. The project includes a dedicated space for pop-up exhibitions by Moroccan and African artists.

While bookings are due to open in September 2026, the first 22 rooms will launch in the first quarter of 2027, with the remaining 15 suites expected by the first quarter of 2028.

Joe Margison, chief executive of Virgin Hotels Collection, said: “Morocco has an incredible heritage of hospitality, and we are excited to bring our approach of offering exceptional experiences and service with soul to a second Moroccan setting.

“We are delighted to be partnering with Sazanes Immobilier, who share our long-term vision and commitment to creating extraordinary escapes with people at their heart.”

The Chreky family, founders of Sazanes Immobilier, added: “Our vision for this estate is to create a destination that feels intimately connected to its surroundings, shaped by the land and traditions of Moroccan design.

“We are delighted to be working with Virgin Limited Edition to bring this vision to life and introduce a new luxury retreat just outside Marrakech.”
