London tops European hotel development pipeline league

In this episode we speak to Anthony Hunt, partner and co-head of Corporate Real Estate at law firm Howard Kennedy. We discuss why 2026 may be seen as a pivotal year for boutique hotels, unpack the rise of global nomadism and how this is shaping demand and trends across hospitality, and how a strong team and clear, consistent messaging and offerings are key to securing investment.

London has topped a list of the most extensive European hotel development pipelines, with 17,370 rooms currently planned or under development.

According to the September 2014 STR Global Construction Pipeline Report the European hotel development pipeline comprises 892 hotels totalling 141,112 rooms.

Seven other markets reported more than 2,000 rooms under contract:

  • Istanbul (7,085 rooms)
  • Moscow (4,060 rooms)
  • Manchester (4,034 rooms)
  • Greater Berlin (2,866 rooms)
  • Greater Amsterdam (2,749 rooms)
  • Hamburg (2,709 rooms)
  • Greater Munich (2,356 rooms)

The ‘under contract’ data includes projects in the ‘in construction, ‘final planning’ and ‘planning stages’ but does not include projects in the unconfirmed stage.
