Roseleigh Guest House, which is located in the spa town of Buxton, Derbyshire, has been brought to market for an asking price of £1.3m for the freehold going concern.
The property’s owners, Gerard and Maggi Heelan, have managed the business for 25 years and have now decided to sell as they now wish to retire.
The guest house is a Grade II-listed building located on Broad Walk, a popular pedestrian route that runs alongside the Buxton Pavilion Gardens.
With Buxton also being situated on the edge of the popular Peak District National Park, the guest house has been described as an “ideal base” to explore the region.
Under the Heelans’ ownership, Roseleigh has received an AA 4 Star Gold Award and has featured in the Good Hotel Guide for the last six years. The hotel has also long-maintained a five-star TripAdvisor rating.
The Grade II-listed building dates back to 1871 and offers 14 guest bedrooms, a dining room which caters for 24 customers, and a guest lounge with views overlooking the Pavilion Garden’s lake.
In addition, the four-storey property also features a five-bedroom accommodation for the prospective owner, which could also be converted into additional letting rooms. New owners will have the opportunity to develop the food offering to include lunch, dinner, and afternoon tea.
