A mansion in Edinburgh which has been run as a boutique hotel is up for sale with an asking price of £2.15m.
Adria House 11 Royal Terrace, an A-listed Georgian townhouse, is set over four floors and has 10 rooms.
Most of the rooms have operated as bedroom accommodation since the property became a hotel.
Sellers Knight Frank believe there is opportunity for the building to become a restaurant, office or residential space.
