Hampshire County Council has instructed Savills to market Haven House, an imposing detached freehold waterfront property on Titchfield Haven Nature Reserve. 

The property is a former hospitality venue incorporating a visitor centre and offices for the Hampshire County Council Countryside Service who manage the reserve. 

The buildings extend to approximately 6,227 sq ft of accommodation split across basement, ground and first floors with south facing rooms benefiting from sea views. The property sits on approximately 0.36 acres of land comprising mainly mature gardens and terraces.

The property is located in the Solent coast village of Hill Head and is positioned on the southern boundary of the Titchfield Haven Nature reserve. 

The Nature Reserve covers approximately 369 acres of the Meon Valley with numerous natural habitats including rivers, fens, reedbeds and meadows. It is regarded as having international importance for wildlife and is a renowned bird-watching centre. 

In addition, the property enjoys panoramic views of the Solent and the Nature Reserve where the River Meon meets the sea.

Amenities in the locality include Hill Head Harbour and Sailing Club and two beaches at Hill Head and Titchfield Haven, both of which are lined with beach huts and popular for water sports and visitors.  

Nearby towns include Stubbington 1.5 miles away and Lee-on-Solent 2.5 miles away with Titchfield 3 miles away.

Offers for the property will be considered along both financial and social value metrics.
