The Bay Horse Inn, a historic pub in Northumberland’s Cheviot Hills, has hit the market for £325,000.

Located in West Woodburn, on the ancient Roman route to Scotland, The Bay Horse Inn is renowned for its food offering, particularly the Sunday Carvery. It comprises seven ensuite letting bedrooms, and benefits from multiple income streams.

Positioned by the River Rede and just off the A68, the business attracts trade from both locals and tourists. The pub is well-established within the local community as well as serving as a scenic stopover for travellers enroute to Scotland or exploring the Northumberland region.

The Bay Horse Inn presents an opportunity for a new owner-operator to take on an established business that is trading well but with scope for development to maximise its potential. The inn could also prove a solid acquisition for an expanding regional operator, looking to grow their portfolio. 

In addition, a building plot located behind the pub is also available to purchase in a separate sale, which has had planning permission approved for a dormer bungalow.

After many years in the hospitality industry, the owners Hilda and Johnny Wright, are selling to retire. They have owned the Bay Horse Inn twice since the 1980s: they owned the pub from 1983 for several years, before selling to operate another local pub. The pair then bought The Bay Horse Inn again in 2006 and have operated it for nearly twenty years since. 

Wright said: “I think I’m probably ready to retire. It’s a perfect place for young couples to come to exploit it – it has a lovely atmosphere, and people come from miles away for the carvery on Sunday.”

Marslie McGregor, business agent at Christie and Co who is handling the sale, said: “Ms Wright is seeking to retire after a long and thoroughly enjoyable career in the hospitality industry. Given the popularity of wedding businesses nearby, as well as the rise of the ‘staycation’, this established business still has plenty of room for growth. The business is largely management-run and offers a new owner huge scope to increase trade and profits.”
