The Freemasons Inn, located in Knutsford, Cheshire, has been brought to market for offers over £1.795m.The site is a Grade II listed former silk mill with a “celebrated heritage”, situated in a prime position just off the main high street in Knutsford, next to the Market Hall.
The 3,454 sq ft property is split over a cellar, ground, first and second floors, and also features an external courtyard. It was extensively refurbished in 2022, including the installation of a new roof.
The property has two guaranteed occupational leases. The upper floors are on a 10 year lease to a six-room boutique hotel called The Silk Rooms, which provides £65,000 per annum of rent revenue. That figure is supplemented by an additional £45,000 of annual income from the family-run Bar Six on the ground floor, which is due to increase to £47,000 in 2028, giving an immediate total rental income of £110,000.
Offers on the building are welcome over £1.795m, and there is scope to purchase the hotel business too.
