Dalata Hotel Group has signed a 25-year lease agreement for a new Clayton-branded hotel in Berlin, marking its first move into the German capital and its fourth hotel in Continental Berlin.

The company, which is the largest independent four-star hotel operator in the UK and Ireland, said it will operate the 274-room property once refurbishment work is completed in the second half of 2026.

The site, formerly the Novotel Berlin Am Tiergarten, is being redeveloped as part of the mixed-use Tiergarten Tower development. It will include a restaurant, bar, gym, sauna, steam room, and conference facilities.

Dalata is leasing the building from Deka Immobilien. The refurbishment is expected to achieve BREEAM Very Good certification, with sustainability features including district heating and low-energy air conditioning systems.

The hotel is located on Straße des 17. Juni, near landmarks including the Brandenburg Gate, Kurfürstendamm and Berlin Zoological Garden. Berlin hosted nearly 13 million visitors in 2024, with more than 30 million overnight stays.

Dalata first expanded into Continental Europe in 2022 through agreed contracts with Art-Invest Real Estate to acquire a new operating leasehold interest in Hotel Nikko Düsseldorf.

Shane Casserly, deputy chief executive of Dalata, said: “We are very excited to announce our first hotel in Berlin, a leading global travel destination and a key strategic location in our European expansion strategy.

“Situated close to numerous leisure and business hubs, the fully refurbished hotel will be ideally positioned to benefit from Berlin’s rich mix of cultural, historical, sporting, and business events and attractions.”
