The Patterdale Hotel, a “substantial” Lakeland hotel in the Lake District, has been brought to market for offers in the region of £3.95m.
Dating back to 1626, the stone-built building sits on approximately six acres, though the total site extends to around 40 acres. It features 60 en-suite letting bedrooms, extensive staff accommodation, and public areas including the Place Fell Inn lounge bar, an interconnecting snug, the West Lounge with combined seating totalling around 40, and a restaurant seating 66.
The hotel is said to have a “strong and consistent” trading base, generating an actual and forecast net turnover of around £1.95m for the year ending June 2025.
Predominantly leisure-focused, the property attracts visitors looking to explore the Lake District, with walking routes such as the Striding Edge to Helvellyn walk starting nearby.
The hotel offers “breathtaking” fell and mountain views from many of its letting rooms and Patterdale village, where it is located, is accessible only via the scenic Kirkstone Pass or alongside Ullswater, contributing to its “unique appeal and visitor draw”.
The property also comes with additional accommodation, a detached manager’s house, several staff cottages, and a two-storey former barn offering potential for redevelopment or alternative uses.
Outdoor amenities include a beer garden with picnic seating, a decking area with barbecue facilities, and on-site parking, with a nearby pay-and-display car park.
