A luxury hotel and self-catering business overlooking the East Lothian golf coast has been put up for sale as the owners retire

Garleton Lodge has been brought to the market with a freehold guide price of £1.85m. The small luxury hotel and self-catering business is located near Haddington in the heart of East Lothian.

The property sits on a hilltop plot overlooking the regional golf coast and features six en-suite letting rooms. Additional facilities include a guest lounge with a fully stocked bar, a spa treatment room, a hot tub, and a Finnish barbecue hut.

The site includes a self-contained cottage adjacent to the hotel, which provides two en-suite bedrooms and a private lounge. The purchase price also covers owner accommodation, which contains an extensive lounge, three en-suite bedrooms, and a separate one-bedroom annexe.

Current owners David and Angela Cockerton are selling the property to retire. The couple purchased the business in 2016 and completed a comprehensive refurbishment before reopening the venue to guests.

David and Angela Cockerton said: “When we first discovered Garleton Lodge, we fell in love with its hilltop setting, the views and its position in the heart of East Lothian – a location renowned for good food, drink and golf, which are elements that have been an integral part of what we have offered our guests over the past 10 years.

“We have worked closely with Scotland’s Golf Coast to successfully offer stay and play golf packages to both domestic and international guests, as well as weekend escapes, wedding accommodation and for businesses, both accommodation and a venue for corporate awaydays.”

The sale process is being managed by Gary Witham, director of hotels at specialist business property adviser Christie and Co.

Witham said: “As well as being a mecca for top quality golf courses, East Lothian also has stunning beaches and easy access to Edinburgh. To owners, the location suits a high-end accommodation focused business or a stunning private residence.”
