The Kinnettles castle, hotel and mansion portfolio in Scotland has been brought to market with an asking price of £15m, seeking both individual and group offers.
Located on 58-acre grounds, Kinnettles Castle is a historical estate which serves as a destination wedding and event venue.
The castle contains 11 bedrooms and suites, various public rooms, a bar and lounge and a grand entrance.
A converted coach house adds a further eight bedrooms, along with private parking, a hot tub and an outdoor BBQ space.
The estate is made up of 44 acres of lawns and gardens and 14 acres of woodland.
The property additionally features a 140-cover permanent marquee, connected to the castle, despite its timber flooring needing refurbishment.
It is additionally distinguished by an in‑and‑out driveway and a two‑bedroom gate lodge.
In St Andrews, Kinnettles Mansion is characterised by eight individually designed bedrooms, large public rooms, a bespoke cinema room, a wine cellar, and an extensive kitchen.
Constructed in approximately 1870 for the Haig family, the sandstone baronial‑style Victorian building today runs as an exclusive-use venue, placed within a walled garden and accompanied by a gate lodge.
The mansion is situated close to nearby golf courses including The Old Course, Kingsbarns, and Fairmont St Andrews, along with the University of St Andrews facilities.
Kinnettles Hotel, Bar and Restaurant sits on North Street in the heart of St Andrews, next to the Greyfriars Inn and close to The Scores, Russacks Hotel, Seaton House and The Hamilton Grand.
The luxury hotel is distinguished by a reception area, bar, and restaurant, with nine bedrooms on the upper floors, as well as a small spa and wellness centre at the basement level.
Directly across from the hotel is a recently renovated annexe with six additional bedrooms and a small garden area.
The combined portfolio has been owned by a private investor since 2016, who has run them as a long-term investment and is selling them as the current tenancy is set to expire.
Brian Sheldon, Gary Witham, and Tony Spence, who are managing the sale at Christie and Co., said: “This is an extremely rare opportunity to buy into prime St Andrews real estate and develop a hospitality portfolio in the globally renowned golfing mecca and top tier university town of St Andrews, as well as the castle estate in Forfar.
“Although the preference would be for a whole portfolio transaction, consideration will be given to proposals for individual properties. We encourage interested parties to get in touch.”
