The Arden Hotel in Stratford-upon-Avon has been brought to market with a guide price of £6m. 

The Grade II listed boutique hotel is located opposite the Royal Shakespeare Theatre and features 45 en-suite bedrooms, meeting space, private parking, and landscaped gardens. The property also includes the No. 44 Brasserie, which holds two AA Rosettes. 

The site is situated seven miles from the M40 and 25 miles from Birmingham Airport. Stratford-upon-Avon attracts approximately 2.7 million visitors annually, and the Royal Shakespeare Theatre, which is next to the hotel, welcomed more than 350,000 attendees during its 2024/2025 season.

The hotel generates an expected turnover of approximately £3m, and potential buyers could enhance its performance by optimising the food and beverage offering.

Matthew Smith, partner at Knight Frank, who is handling the sale, said: “The Arden Hotel represents a prime hospitality asset in one of the UK’s most established cultural destinations, with a truly unrivalled location overlooking the River Avon and immediately adjacent to the Royal Shakespeare Theatre. 

“Alongside its strong operational performance, the asset offers clear opportunities for further value creation, making it a highly compelling investment proposition.”

In May 2022, the Arden Hotel underwent a significant refurbishment, which included enhancements to its reception and on-site restaurant, The Club Bar. The hotel proudly reopened, featuring a transformed riverside terrace and elevated design elements, demonstrating the continued investment in hospitality within the area, according to a report from Eden Collection’s announcements.

Later in October 2022, the Swan’s Nest Hotel, another prominent establishment in Stratford-upon-Avon, was brought to market. This historic 72-bedroom property presented potential for expansion, with options for additional guest rooms and operational improvements, illustrating ongoing market activity in the area, as detailed in a report about the Swan’s Nest Hotel.

Most recently, in August 2025, the Henley Hotel in nearby Henley-in-Arden was listed for sale at £1.45m. This smaller hotel included 27 en-suite rooms and offered picturesque surroundings, showcasing the diverse offerings available in the Warwickshire hospitality market, as highlighted in the sale of The Henley Hotel.
