Keswick Country House Hotel has been brought to market with substantial but undisclosed offers invited for the freehold.
This Victorian hotel features 73 en-suite letting bedrooms, including two suites and four junior suites, spread across the original 1860s-built main house and adjacent Old Station Annexe.
Located just a short walk from Keswick town centre, the Keswick Country House Hotel is a set within five acres of landscaped gardens, with parking for around 80 vehicles.
Guest facilities include The Lonsdale Restaurant and Garden Room, providing dining for up to 140 guests, the Keswick bar and lounge, the Keswick Suite, study, and a snooker room located in the station building. Additional event space includes the Barmore Suite, which offers a flexible setting for small private functions or boardroom-style events.
The site also offers “extensive” staff accommodation, with 38 bedrooms distributed across the main hotel, a detached accommodation block, and a separate chalet.
Under the same private ownership for the past 24 years, the hotel has benefited from continuous investment and refurbishment, resulting in a strong trading base driven predominantly by the leisure market.
For the financial year ending June 30, 2024, the hotel generated a net turnover in excess of £4m.
Julian Troup, head of Colliers Hotels Agency team, who is handling the sale, said: “There is substantial demand from both domestic and international hotel buyers for high quality hotels in tourism hotspots such as the Lake District. We anticipate a healthy level of interest in the Keswick Country House Hotel.
“Last month we sold the 70-bedroom Ambleside Salutation Hotel and Spa for in excess of the guide price, adding to the high volume of UK hotel sales that we have concluded already this year, and demonstrating the continuing confidence in the market from a diverse range of buyers.”
