The Elm Tree, an award-winning four-star boutique hotel in Llandudno, has been brought to market on a long leasehold basis with offers in the region of £850,000.
The Grade II listed property features 13 en suite bedrooms, a residents’ lounge and dining room, and occupies an elevated position overlooking Llandudno Bay.
The Elm Tree was voted Llandudno’s #1 Small Hotel in the TripAdvisor Travellers’ Choice Awards 2025 and has “consistently” ranked #1 of 22 hotels in the town, supported by a 5/5 TripAdvisor rating.
Guest facilities include a residents’ lounge with sea views, an honesty bar and lounge area, and a dining room seating up to 26 covers, supported by a fully equipped commercial kitchen and back-of-house facilities.
The hotel features nine sea-facing bedrooms, including a selection of premium suites, with lift access to all floors. The property also features a landscaped front terrace and a private rear garden.
The private owners’ accommodation is located on the second floor and comprises a living area with kitchenette, two bedrooms, two bathrooms and direct access to the private terrace.
The basement and lower ground floor provide additional space currently used for storage, including a former self-contained flat, offering potential for alternative or ancillary use.
Alistair Greenhalgh, divisional director at Fleurets North West, who is handling the sale, said: “The Elm Tree was purchased in 2017 and since that time has achieved significant success, including winning TripAdvisor’s ‘Best of the Best’ Award and consistently ranking as the number one hotel in Llandudno. It is a standout boutique hotel asset, combining an exceptional coastal position with a proven owner-operator business model.”
