An eight-bedroom country inn in the Lake District is being marketed for £1.125m.
Brook House Inn features eight-ensuite letting bedrooms, a 48-cover restaurant and 50-cover bar, as well as outdoor seating, separate owners’ accommodation and car parking.
The inn’s food and beverage offering is “focused on serving guests”, with dishes made on the premises with local ingredients. It offers local real ales and often features in the Camra Good Pub Guide, this year being voted West Cumbria Camra pub of the year 2023.
The bar, which is an addition to the main building, was built in 1995 by the previous owners and has “gone from strength to strength” during the 25 years the Thornley Family have owned Brook House.
The inn is also one of the three hosts of the local Boot Beer Festival, which is held in June every year since it began in 2001.
The inn is situated in Eskdale, a valley in the western lakes which is home to the Ravenglass and Eskdale narrow gauge railway, and offers an ideal starting point for climbing some of the Lake District’s highest peaks.
The Thornley Family purchased the inn in 1998 and brother and sister, Gareth and Sarah, currently run it.
Sarah said: “We searched for a long time for the right pub/hotel to purchase when we were looking all those years ago, and in fact we dismissed Brook House on paper many times for various reasons but it was persistent and the details just kept appearing in our letter boxes.
“Eventually we took a ride over from Yorkshire to take a look, arriving via Wrynose and Hardknott passes and we never looked back. We have been so fortunate to have this opportunity to run such a viable business for so many years, however we are ready to hand the reins over to new owners with fresh energy.“
