The Theobalds Park Estate Hotel has been brought to market off a guide price of £12.5m. The hotel, set in 55 acres of formal gardens and grounds in Hertfordshire, presents a “rare” investment opportunity as a freehold property with vacant possession.
The Theobalds Hotel features 140 en-suite bedrooms, two restaurants, a bar, a 20m outdoor pool, a well-equipped gym and leisure facilities, woodlands and 13 conference rooms with extensive meeting and events facilities.
It has undergone “significant” investment in recent years, with over £8m in capital expenditure since 2020.
It is located only 1.6 miles from Junction 25 of the M25 and 15 miles north of Central London. It is also positioned near key infrastructure projects, including the £1bn Google Data Centre and the Sunset Studios expansion.
