Scales Farm Country Guest House, a guest house at the foot of one of the Lake District’s most popular peaks near Keswick, has been brought to market with a guide price of £795,000.

The six-bedroom property includes self-contained three-bedroom owners’ accommodation and sits on the Coast to Coast cycle route at the start of several walking paths up Blencathra.

The owners, Ivan and Helen, who have operated the business for 13 years, said they were now planning to retire.

In a statement, they said: “Scales Farm Country Guest House has been our home for the last 13 years, and during this time, we have been delighted to see the business grow from strength to strength.

“We have completely refurbished the property and built a strong and reliable business, based on new and returning guests, the fantastic location, [and] the quality of the accommodation, [which] generates the excellent reviews we receive. We have thoroughly enjoyed our time at Scales Farm but now it is time for us to retire and to pass the business on to new owners.”

The guest house is marketed as being in “turnkey condition”, with a high level of repeat trade from walkers, climbers and cyclists throughout the year.

Graham Wilkinson, hotel broker at Christie and Co who is handling the sale, said: “Scales Farm Country Guest House is a great opportunity for a new owner looking for a well-established and well-presented guest house in the heart of the Lake District.

“The location makes it a popular choice for guests wanting to explore the great outdoors, either on foot or by bike. The current owners are also seeking to extend the planning permission to include holiday letting, to offer flexibility to a potential new owner to either continue with the existing business model or to develop the business further in the self-catering sector.”
