The Rutland Arms Hotel, a Grade II-listed former hotel in Newmarket, has been brought to market with full planning permission to redevelop it into a 72-bedroom boutique hotel.

The four-storey red brick building on the town’s high street is being jointly marketed by property adviser Christie and Co and local commercial agents Cheffins.

The property, which dates to the 17th Century, traded as a hotel from the 19th Century until its closure in 2019. A connected annex over Palace Street was demolished the following year.

The approved scheme includes a mix of refurbishment and new-build development. Plans detail 72 guest bedrooms, 44 of them in a new block on Palace Street, and four meeting rooms, restaurants, lounges, a bar, and back-of-house facilities.

Newmarket, in West Suffolk, is known as the global centre for thoroughbred horseracing and horse health. 

The town is also close to major road links and large-scale logistics developments under way in Bury St Edmunds and Stowmarket.

Simon Jackaman, director of hotels at Christie and Co, said: “Considerable care has taken place within the scheme to protect and preserve all the original features within the property, as well as the integrity of the building’s listed status.

“The consented scheme will see it transformed into a 72-bedroom boutique hotel, retaining features such as decorative ceilings, fireplaces, and stained glass in the current designs.”

He added: “The Rutland Arms Hotel offers a unique opportunity to acquire a landmark freehold property in the centre of a well-known town and establish a high-quality operation, or explore possible alternative uses, subject to the appropriate necessary planning approvals being granted.”
