The Windermere Hotel is set for a major refurbishment after BH Group unveiled plans for a multi-million-pound restoration of the Victorian landmark, closed since late autumn for initial works. The project aims to update facilities, preserve the historic structure and create new jobs in the Lake District’s visitor economy.

The hotel, which opened in 1847 to coincide with the arrival of the Windermere railway, occupies a prominent hillside site overlooking the lake. BH Group bought the property last year as part of a wider expansion of its hospitality portfolio, which includes sites in Falmouth, Blackpool and Manchester. The group is also known locally for refurbishing the Swan Hotel at Newby Bridge, completed five years ago.

The contract for the restoration has been awarded to Marshall’s Building Contractors of Elland, Yorkshire. Work began after the hotel closed at the end of the autumn half-term period.

Plans include a new reception area, bar, lounge and restaurant, alongside a full refurbishment of all seventy-five bedrooms. A spa and health club – featuring a spa garden and pool overlooking the surrounding landscape – is also proposed. The group says improvements will be carried out with care for the Grade I listed building’s Lakeland slate exterior, and that benefits for local residents are planned in the form of supper clubs and off-peak spa offers similar to those at the Swan.

James Houlston, BH Group director, said: “We love the Lake District, having invested heavily in the Swan Hotel and Spa five years ago. The Windermere Hotel is so iconic for the town and region, with lots of potential waiting to be fulfilled, so we are delighted to award the contract to Marshalls, one of the best contractors in this field, whom we have worked with for many years.”

The first phase of the reopening is expected in early summer 2026. On completion, the project is forecast to support up to 130 year-round jobs and provide additional supply-chain work for local firms.
