Ennismore and Yamed have signed an agreement to open the Delano Marrakech Hotel and Residences in Morocco, marking the brand’s first entry into the African continent.

The resort, which is expected to open in 2030, will feature 130 guestrooms, including suites and private villas, alongside 80 branded residences. Sales for the four- to six-bedroom residential villas that include private pools and club facilities are expected to begin in late 2026.

Located near the Medina and Jardin Majorelle, the property is being developed by Ennismore and Ynexis Group platform Yamed. The development team includes Elastic Architects and Ennismore’s in-house design and food and beverage departments.

The site will include wellness facilities under The Source by Delano brand, fitness centres, and racket courts. Retail offerings will be provided through the Nothing Finer platform, while Paris Society will manage the food and beverage venues.

Dining options will include two new brands for the Marrakech market, alongside Cafe Delano and the Rose Bar. The project follows Ennismore’s recent expansion in the Mediterranean, including sites in Ibiza, Cannes, and Rome.

Gaurav Bhushan, co-chief executive of Ennismore, said: “Delano has always been about creating places that feel both timeless and culturally connected – spaces where design, energy and community come together with ease. Marrakech, with its rich heritage, creative spirit and global appeal, offers a natural setting for the brand.”

Karim Beqqali, founder of Ynexis Group, added: “With Delano Hotel and Residences Marrakech, we are bringing together hospitality and residential living into a single, seamless luxury lifestyle offering, one that draws its strength from the city itself, and sets a new standard for what Marrakech can offer the world.”
