Dene House, a boutique guest house in Bowness-on-Windermere, has been brought to market with a freehold asking price of £995,000.

The Victorian building, a short walk from the shores of Lake Windermere, includes seven en suite bedrooms and a breakfast room with a large bay window overlooking the terrace.

Dene House holds planning permission for use as either a guest house or a self-contained holiday let, allowing flexibility for new owners to continue with the current model or target large groups and gatherings through a managed holiday let business.

Also included in the sale is a separate two-bedroom owners’ accommodation with a private entrance.

The business has been operated by owners Hai and Huong since 2018. They are selling in order to retire.

Hai and Huong said: “We have thoroughly enjoyed our time at Dene House and it has been our pleasure to welcome so many guests over the years.

“We have operated the business both as a guest house and also, for 12 months, as a self-contained holiday let business, and both options have worked very successfully. This flexibility offers a potential purchaser lots of options to operate the business in a way that suits them best.”

Graham Wilkinson, hotel agent at Christie and Co, who is handling the sale, said: “Dene House is a very attractive proposition for any potential purchaser.

“With a successful track record as both a guest house and a holiday let, this is a great opportunity for a purchaser to acquire a well-established hospitality business that can operate in either the serviced or self-catering accommodation sectors, located in one of the most commercial locations in the Lake District National Park.”
